Non-QM specialist • DSCR first

Financing for the way you invest.

DSCR investor loans are my primary specialty. I also help self-employed and other borrowers explore a broad range of non-QM and alternative-documentation options.

  • Explore rental-property purchase and refinance options.
  • Understand property cash flow, reserves and lender requirements.
  • Compare the complete terms, including any prepayment penalty.

What is DSCR?

Debt Service Coverage Ratio compares eligible rental income with the property’s housing payment. The lender decides which rent and payment figures apply.

DSCR financing is for eligible investment properties, not your primary home.

24 programs

Paul’s primary specialtyDSCR investor loansRental-property financing built around property income.
  • Rent-based cash-flow review
  • Purchase, refinance and cash-out options
  • Eligible investment properties, including 1–4 units

A typical residential DSCR calculation compares eligible monthly rent with principal, interest, taxes, insurance and association dues. Lenders set their own rent, ratio, credit, reserve and entity requirements. DSCR loans are for eligible investment/business-purpose properties, not your primary residence. Ask about any prepayment penalty.

Common starting documents
Lease or rent schedule, property details, insurance, assets and entity documents when applicable.

Self-employedBank statement loansExplore income qualification using qualifying business or personal deposits.
  • 12- or 24-month statement options
  • For eligible business owners
  • Purchase and refinance scenarios

Qualifying deposits are reviewed with business expenses and ownership in mind. Transfers and nonbusiness deposits may be excluded; gross deposits are not automatically qualifying income. Documentation and availability vary.

Common starting documents
Complete bank statements, business ownership/history and any expense verification the lender requests.

Discuss this program with Paul ↗
Independent contractors1099-only incomeAn alternative income-documentation path for eligible contractors.
  • Review eligible 1099 earnings
  • Useful for commission-based work
  • Lender-specific expense adjustments

The lender determines the required history, allowable expenses and supporting documents. A 1099 form alone does not guarantee qualification.

Common starting documents
1099 forms, business/work history and supporting income documents requested by the lender.

Business ownersP&L-only incomeReview financing using an eligible profit-and-loss statement.
  • Focus on business earnings
  • Preparer requirements vary
  • Review current operating history

Accepted preparers, reporting periods and supporting statements depend on the program. The lender reviews the credibility and sustainability of business income.

Common starting documents
A qualifying P&L, business history and any supporting statements or preparer verification.

Asset-rich borrowersAsset qualificationExplore how eligible assets may support mortgage qualification.
  • Asset depletion or asset-qualifier options
  • Cash, investments and eligible retirement assets
  • Useful when regular income is limited

Different programs apply different asset discounts, reserve requirements and calculation periods. Funds needed for closing are considered; the same assets or income cannot simply be counted twice.

Common starting documents
Complete asset statements, ownership, access to funds and documentation of significant deposits.

Specialty investmentNo-ratio investor optionsAsk about investor programs where standard cash-flow ratios do not fit.
  • Investment-property scenarios
  • Property and equity remain important
  • Case-by-case program review

“No ratio” does not mean no underwriting, no documents or guaranteed approval. Lenders still review items such as credit, equity, reserves, collateral and transaction purpose.

Common starting documents
Property details, assets, credit authorization and any entity or lease documentation required.

  • Alternative identification review
  • Income and credit documentation required
  • Availability depends on lender and state

An ITIN alone does not establish eligibility. Identification, residency documentation, tax history, property use and lender requirements must be reviewed individually.

Common starting documents
Accepted identification, ITIN verification and the income/asset documents requested through the secure portal.

  • Investor-specific options
  • Cross-border asset documentation
  • Lender-specific ownership rules

Eligibility depends on the lender, documentation, property, source of funds and applicable restrictions. This is mortgage guidance, not immigration or tax advice.

Common starting documents
Accepted identification, source-of-funds evidence, property information and entity documents when required.

Payment structureInterest-only optionsUnderstand a loan structure with an initial interest-only payment period.
  • Available in select programs
  • Initial payments do not reduce principal
  • Plan for later payment changes

When the interest-only period ends, payments can increase substantially. Interest-only does not erase the principal balance, and refinancing or a future sale is not guaranteed.

Common starting documents
Program-specific qualifying income or rental information, assets and a review of the full payment schedule.

  • Warrantable and non-warrantable review
  • Project documentation matters
  • Insurance, budget and project risks reviewed

A strong borrower profile does not resolve every condo-project issue. Eligibility depends on the lender’s review of the association, building, insurance, litigation and other project conditions.

Common starting documents
Condo questionnaire, budget, master insurance, financials and requested project documents.

Help buyers understand the financing questions that can change a transaction—before they become last-minute surprises.

What Paul brings to the conversation

  • A direct mortgage contact for straightforward and complex scenarios.
  • DSCR and non-QM experience for investors and self-employed buyers.
  • Clear financing milestones and updates shared with the client’s authorization.
A scenario worth discussingA strong buyer with a complicated income story

The buyer owns a business, but taxable income does not tell the whole story. Start with a documentation review; compare conventional and available bank-statement or other non-QM paths. The right next step is a lender review, not a promise that the buyer qualifies.

Illustrative scenario, not a client result or an approval.

Before-you-write-the-offer checklist

  1. Confirm property use, state, property type and contract deadlines.
  2. Ask what has actually been reviewed: income, assets, credit and supporting documents.
  3. Identify condo, insurance, rental-income or property-condition questions early.
  4. Discuss seller concessions and cash-to-close expectations with the loan team.
  5. Align financing and appraisal contingencies with the client and their attorney.
  6. Confirm the next outstanding condition and who owns it.

Questions worth asking before the next deal

6 questions

Does a preapproval mean the loan is guaranteed?

No. Ask what the lender has verified and what remains conditional. Credit, income, assets, property valuation and other lender conditions can still affect the decision. A letter is not a final commitment or a reason to remove protections without the client’s legal advice.

Read the source ↗
Can a self-employed buyer qualify after substantial write-offs?

Possibly. Taxable income and mortgage qualifying income are not always identical, and some programs use alternative documentation. Paul can compare the available paths after reviewing the documents. A bank-statement program still evaluates qualifying deposits, business expenses and other lender requirements.

Explore the related guide →
Can rent from the home a buyer is leaving help them qualify?

It depends on the current program, transaction dates and required rental evidence. Do not assume a signed lease or the full rent will count. Ask Paul to verify the applicable rules, how the existing housing payment is treated and what must be documented.

Read the source ↗
What should we check on a condo before going under contract?

Flag the project early. Insurance, financial condition, litigation, major repairs, special assessments and project eligibility can matter in addition to the borrower. A non-warrantable option may be worth discussing, but it does not make every project financeable.

Explore the related guide →
When should an investor ask about DSCR?

When financing an eligible rental investment property, the property’s income may support a DSCR review. Compare the lender’s rent calculation, full housing payment, reserves and any prepayment penalty. DSCR is not a primary-residence program and does not guarantee positive investment cash flow.

Let's make the next step clearer.

Start here, then reach out for guidance on your individual situation.

I'm buying my first home. Where should I start?

Start with a conversation about your budget, savings, income and timeline. Paul can help you understand your financing options and prepare a document checklist before you begin making offers.

Can you help if I'm self-employed?

Yes. Paul works with self-employed borrowers and offers conventional and alternative-documentation options, including bank-statement programs where available. Documentation and eligibility requirements vary by lender and program.

How should I compare refinance options?

Review the proposed payment, closing costs, loan term and your reason for refinancing together. A lower monthly payment alone does not establish overall savings. Request a personalized comparison based on your goals and expected time in the home.

Do you work with real estate investors?

Yes. Paul helps investors explore financing, including DSCR and other investor programs for eligible properties. Program availability, property requirements and loan terms vary.

Which states do you serve?
